CHA performed an enhanced Towards Zero Net Energy (TZNE) feasibility study for the MassDOT Northampton District 2 Administration Building. This project went beyond the typical energy audit by targeting an existing building to achieve deep energy savings through implementation of cutting edge energy conservation measures (ECMs) and on-site renewable energy systems. Achieving ZNE in existing buildings is very challenging; however, CHA developed four project options that were evaluated and considered by stakeholders as part of a TZNE charrette. At the conclusion of the charrette, the team selected a project option consisting of several ECMs bundled together with a net-metered solar photovoltaic (PV) system to create a net zero energy facility. Total savings approaching net zero energy usage and utility costs were identified with an overall payback of less than 10 years.
